Build Raises $8.5M Seed

Build, a San Francisco, California-based startup developing an AI-native infrastructure and automated real estate development platform, has raised $8.5 million in seed funding.

The round was led by Index Ventures, with participation from Pebblebed, Puzzle Ventures, Tiny.vc, and tech executives Sarah Friar (CFO at OpenAI) and John Stecher (CTO at Blackstone).

The company intends to use the capital to expand its core engineering and infrastructure teams, accelerate deep research and development, and solidify its commercial operations across North America and Europe.

Founded by James Stirrat-Ellis and Ben McClusky, Build develops a multi-agent AI system and automated middleware layer designed to execute site sourcing, technical due diligence, power assessment, and initial structural designs for large-scale real estate projects. The platform leverages automated infrastructure analysis workflows across more than 1,600 data sources to support institutional clients.
